The problem

Right now, the construction industry acts as a major contributor to the climate crisis. In the UK alone, construction is responsible for a staggering 62% of all waste (Defra, 2018)*. Tipping Point East (TPE) is a circular economy constriction hub in Silvertown, in the Royal Docks, set up to tackle this problem. We work at a scale that allows us to take on construction materials from demolition and excess, through to materials discarded from the cultural industries. We are building an ecosystem that closes practical gaps in the circular economy, which is unique and urgent for our sector.

Our solution

    The recirculating of waste to material

    We intercept timber, brick, textiles and fittings from construction and demolition sites, as well as museums and cultural organisations, across London and beyond — before they're skipped — and document each one through tools like material passports.

  • Design and Make

    The innovative design needed to demonstrate how we can encourage new practice and build in a different way

    Reclaimed material moves into our warehouse and workshops, where our designers and makers process it for community and commercial projects, alongside research and training in bio-circular design and build approaches.

  • Engage and Share

    The space needed to share the knowledge among industries and communities

    We open the hub to developers, students and the public — through tours, training and published data — so the case for circularity in construction gets stronger with every project we complete and building a replicable model.

Tipping Point East operates as a working site, not a theoretical proposition on paper — material comes in from construction and demolition projects, museums and cultural organisations across London before it reaches a skip, and every piece is logged and tells a story. From there it moves into our warehouse and workshops, where our designers and makers turn it into new community or commercial projects, while running research and training in bio-circular design and build methods alongside it. The result is evidence, not just anecdote: a site organisations, students and the public can visit, and data the sector can point to — proof that construction's waste problem has a working answer, operating right now, at the scale the sector actually needs.
